ABOUT YOUR RENTAL CONFIRMATION

Please review the entire confirmation before signing your Credit Card Authorization. Please confirm your name, address, and telephone number, the nightly rate, tax and cleaning fee. Confirm the total amount due, number of guests in your party, the home/unit description and address. Note that HOME/UNIT telephone number is provided. Please give it to family and friends that will need to contact you in an emergency or otherwise. There will be an informational booklet in your unit explaining any additional rules and regulations concerning the specific property.

LOCATION:

Incline Village / Crystal Bay, Nevada. All of the Goldfish Properties @ Lake Tahoe properties are located in Incline Village or Crystal Bay, Nevada. Incline Village and Crystal Bay are located on the North shore of Lake Tahoe. More specifically, Incline Village is located on the northeast corner of Lake Tahoe.

AGENCY RELATIONSHIP:

The Goldfish Properties @ Lake Tahoe represents the owner of the property in this transaction.

CHECK-IN TIME:

Check-in is after 4:00 PM daily. Go directly to Goldfish Properties @ Lake Tahoe, 920 Incline Way, Building 1, Suite A, Incline Village, Nevada. If your arrival is after 5:00 PM and/or on Sunday please go directly to the Goldfish Properties office, follow the posted late check-in procedures located on sign outside of the Goldfish Properties office. Our hours of operation are 9:00 AM to 5:00 PM Monday through Saturday.

POWER / UTILITY OUTAGES:

Goldfish Properties @ Lake Tahoe is not responsible for any power or other utility outages that occur during winter storms, brown outs, black outs, high winds, or any other situation that is out of the direct control of the rental department. Please call the rental office at 775-832-4646 if you believe you have an isolated situation.

COMSTOCK COMMUNICATIONS:

Comstock Communications is an after hours message center. Comstock Communications is not affiliated with Goldfish Properties @ Lake Tahoe. Comstock Communications has no authority to authorize repairs, maintenance, or remedy any property/guest concerns. If a guest concern is deemed an emergency Comstock Communications will notify a Goldfish Properties @ Lake Tahoe employee. If a guest concern is not an emergency, a message will be sent to the Goldfish Properties @ Lake Tahoe for follow-up the next morning.

CHECKOUT TIME:

Check out time is 10:00 AM. Please contact our office for availability of late check out. Tenant and all guests and occupants of the property shall vacate the property and return the key(s) and garage door opener(s) not later than 10:00 a.m. on the scheduled date of departure. If the property has not been completely vacated and all key(s) and garage door opener(s) returned by Checkout Time, then you will be charged $50.00 / hour. If guest's unapproved late checkout interferes with housekeeping, guest will be charged for an additional night stay plus tax.

CONFIRMED GUESTS:

Your reservation is made for the number of guests identified on page 1 of your reservation. If more guests occupy the unit than allowed by the reservation, your reservation is subject to immediate cancellation or additional charges, to include, but not limited to: additional cleaning charges, parking fines, and A 50% surcharge of your total reservation.

KEYS:

Guest arrival Welcome Packages with keys can be picked up at our office between 4:00 PM and 5:00 PM daily. A map to Goldfish Properties @ Lake Tahoe will be provided with your emailed confirmation, which details the location of our office, Goldfish Properties @ Lake Tahoe. There will be a minimum $50 to $250 charge per key, garage door opener, spa/pool key or parking pass NOT returned to our office. Each reservation will receive ONLY two sets of keys to each property. Return all keys and garage door openers to Goldfish Properties @ Lake Tahoe, 920 Incline Way, Building 1, Suite A, Incline Village, NV. A key/ garage door opener drop box is located outside of the front door for before/after hour key drop.

DEPOSIT AND FINAL PAYMENT:

A deposit of 25% of the total rent ("the deposit") is due to Goldfish Properties @ Lake Tahoe to confirm your reservation. Payments may be made by check or by credit card (Visa, MasterCard, Discovery, AMEX). All deposits must be received within 7 days of the booking date. The booking date is the date on which the completed reservation is taken by Goldfish Properties @ Lake Tahoe, including all credit card information. Final payment on the reservation is due 45 days prior to arrival. If arrival is less than 45 days from the booking date, final payment will be due immediately. As renters, you agree to assume responsibility for any damage that has occurred during your visit to the house / unit and adjacent common areas. A credit card may be used for payments and security guarantee. If you have chosen not to use a credit card for security, an advance deposit of $500 is required with final payment as a security deposit towards any damages, lost keys or remotes, extra cleaning needed or unpaid obligations you may incur.

DEPOSIT AND FINAL PAYMENT (PRESIDENTS DAY, 4TH OF JULY, CHRISTMAS, NEW YEARS):

A deposit of 25% of the total rent ("the deposit") is due to Goldfish Properties @ Lake Tahoe to confirm your reservation. Payments may be made by check or by credit card (Visa, MasterCard, Discovery, AMEX). All deposits must be received within 7 days of the booking date. The booking date is the date on which the completed reservation is taken by Goldfish Properties @ Lake Tahoe, including all credit card information. Final payment on the reservation is due 60 days prior to arrival. If arrival is less than 60 days from the booking date, final payment will be due immediately. As renters, you agree to assume responsibility for any damage that has occurred during your visit to the house / unit and adjacent common areas. A credit card may be used for payments and security guarantee. If you have chosen not to use a credit card for security, an advance deposit of $500 is required with final payment as a security deposit towards any damages, lost keys or remotes, extra cleaning needed or unpaid obligations you may incur.

WEATHER CONSIDERATION:

Goldfish Properties @ Lake Tahoe will not be held responsible for guests' inability to meet the reservation date and time for check-in. Winter weather conditions may cause highway closures, flight delays or flight cancellations. Any and all circumstances outside the control of Goldfish Properties @ Lake Tahoe or the owner will not be reasons for a refund or credit. CSA Travel insurance is available for an additional fee.

PETS:

Pets are NOT permitted under any circumstances and will VOID your reservation with a forfeiture of all payments. IF A PET IS FOUND IN THE HOME, YOU WILL BE ASKED TO DEPART IMMEDIATELY! All payments will be forfeited.

SMOKING:

All units are NON-SMOKING. If there is any evidence of smoking, your credit card will be charged an amount equal to one nights stay in addition to the actual number of nights stayed in the unit.

LONG DISTANCE PHONE CALLS:

A long distance toll restriction has been placed on all phones. Please use a credit card or pre-paid phone card when calling long distance. Local calls are free and include Incline Village/Crystal Bay, Reno/Sparks and Carson City. All other areas are long distance charges. If any long distance or toll charges are incurred on the unit's telephone bill during your visit, your credit card will be charged for your actual use plus a $20 administrative fee.

LINENS & TOWELS:

Both are provided in all units. Daily linen service is NOT provided. Washers and dryers are provided in most units. The All Seasons Resort, Woodstock, and Racquet Club Condominiums have common area laundry facilities. Please review your confirmation amenities for washer & dryer availabilities. Linens are supplied for only the beds/sleepers/futons located in the property. Towels are supplied for the total number of people allowed to a specific unit. Additional towels and linens are not available. Laundry detergent is NOT supplied by Goldfish Properties @ Lake Tahoe.

HOT WATER:

Conserve the property's hot water. Most properties have 35 to 50 gallon hot water heaters. The amount of hot water available will depend on length of showers/baths and the number of people occupying the property.

BATHROOM/KITCHEN:

Each property is supplied with a sufficient amount of bathroom tissue and kitchen paper towels based upon property size and number of guests. Additional bathroom tissue and paper towels will be the responsibility of the rental guest.

TELEVISION/ MUSIC:

The television amenities that are supplied are as follows: Minimum of one color television set per unit with Basic Cable Service, one VCR and/or DVD player. The Goldfish Properties Rental Department is not responsible for the size of the television. It is recommended that a guest bring his or her own personal portable CD player, in the event that CDs will be required for musical entertainment. Please no loud noises before 11:00 am or after 9:00 pm. Lost or stolen remote controls will not be replaced. There are no refunds or discounts for televisions without remote controls, or due to the size of the television.

AIR CONDITIONING:

Rental properties are NOT equipped with air conditioning. Goldfish Properties @ Lake Tahoe does NOT supply fans.

ALLERGIES:

It is the responsibility of the guest to notify Goldfish Properties @ Lake Tahoe if the guest has any specific allergic conditions that could cause an unpleasant stay in any of the rental properties. Notification must be made at the time that the reservation is being made. All efforts will be made in order to accommodate the guest's specific requirements. Goldfish Properties @ Lake Tahoe cannot guarantee that a dog, cat, other animal, or smoke has never been in the property being rented.

CLEANING SERVICE:

The property will be professionally cleaned prior to guest arrival. One cleaning is scheduled after your departure. If more frequent cleaning is desired, arrangement may be made by special request. A separate charge will be made by the cleaning service owner and paid by the guest directly to vendor. At the end of your stay, we would appreciate it if you would start the dishwasher, straighten the kitchen and bag your trash. The cleaning service will take care of everything else.

FIREWOOD:

Firewood is NOT provided. It may be purchased at the local super market in bundles.

WINTER TRAVEL:

Winter travel restrictions may be in effect when you arrive, during your stay or upon departure. If arriving by air and renting a car, request a four-wheel drive vehicle. If driving to Incline Village / Lake Tahoe, in other than a four-wheel drive vehicle, please carry chains. If a winter storm is in progress during your travel, please consult the respective state's road conditions. Within California, call 1-800-427-7623. In Nevada, call 775-687-6237 (877-NVROADS) for road conditions. These reports overlap and reflect highways and roads in both states. Please use extreme caution when traveling in snowstorm conditions or on wet/icy/snow covered roads. Obey all chain control restrictions, and inspection points. Both Nevada and California will fine heavily for violations of emergency road condition controls. Goldfish Properties @ Lake Tahoe is not responsible for inaccurate road condition reports.

ITEMS LEFT BEHIND:

Goldfish Properties @ Lake Tahoe is not responsible for personal items left in a rental property. If you desire our staff to retrieve an item or items, you will be charged a minimum of $25.00 per hour (one-hour minimum) to retrieve, package and mail the item(s). Please contact Goldfish Properties @ Lake Tahoe department within 48 hours of checkout to report left behind items. All best efforts will be made to retrieve the item(s), but no guarantees will be made for successful retrieval. Please check the unit thoroughly before departing. Shipping charges will be extra.

MOVING FURNITURE:

Guest may NOT move any furniture, rearrange the unit/home or alter the d├ęcor. Violations will require a minimum charge of $50.00 per hour (one hour minimum) to reconfigure the unit to the original state.

PARKING:

There is a limit of two vehicles per unit in condominium complexes. There is no parking for RV's, boats, boat trailers, jet skis, snowmobiles and similar recreation vehicles. For security purposes, Goldfish Properties @ Lake Tahoe does not supply garage door openers for all properties that have garages. Residential areas prohibit on-street parking during snow removal conditions. Vehicles are subject to towing and fining if on the street during snowstorms and snow removal. Vehicles left in, or blocking driveways will prevent driveways from being plowed during winter storms. Goldfish Properties @ Lake Tahoe not responsible for driveways that are not plowed if vehicles block the snow plow removal service. Removal of ski racks or other similar devices may be required to park in garages.

In accordance Washoe County Code 70.437, which states in part, beginning November 1 and ending May 1 there shall be two (2) types of designated winter enforcement periods, "Red" and "Green" as described here. On Red periods there is no stopping, standing or parking of any vehicles upon any public highway, road, street, pedestrian path, or bike path, including any portion of the right of way thereof. On designated Green periods, vehicles may be parked in accordance with all appropriate parking laws. It is your responsibility to know the color code. You should check this Web site (www.inclineadvisory.com) or the Incline Community Hotline number at 775- 833-5555 (a local number) frequently during the winter season as it may change without notice.

PARTIES:

Goldfish Properties @ Lake Tahoe has a strict policy regarding misuse of the property. No parties, weddings, etc. or no more people than the property sleeps as advertised are allowed within or outside the property without prior written consent. Unauthorized use of rental property will cause a minimum $500.00 charge to your credit card and immediate cancellation and forfeiture of your reservation. Please no loud noises before 11:00 am or after 9:00 pm.

PROPERTY RELOCATION:

Goldfish Properties @ Lake Tahoe reserves the right to move confirmed reservations to another property of comparable value as determined Goldfish Properties @ Lake Tahoe if the property becomes unavailable due to damage, sale or other conditions outside the control of Goldfish Properties @ Lake Tahoe.

LOST OR STOLEN ITEMS:

Goldfish Properties @ Lake Tahoe is not responsible for any personal items, which may be lost or stolen from the rental property.

PROPERTY DAMAGE:

All properties will be inspected after guest departure. If evidence of anything other than ordinary wear and tear is present, the departing guest will be financially responsible for repair and/or replacement of damaged property.

CHANGING PROPERTIES:

Guests who wish to change properties upon arrival of their confirmed booking will be charged for 70% the original nightly rental fee plus cleaning, and processing. The guest will also be responsible for paying the full rate of the newly selected property, plus cleaning and processing.

If the property is deemed uninhabitable by Goldfish Properties @ Lake Tahoe (No Heat, No Water, No Hot Water, No Electricity, Non Operating Major Appliances, Not Cleaned) then guest will be moved to another comparable property at no additional charge.

SNOW REMOVAL:

Goldfish Properties @ Lake Tahoe is not responsible for snow removal within condominium complexes. The condominium homeowners association is responsible for condominium roadways, and sidewalks. Goldfish Properties @ Lake Tahoe is not responsible for snow removal on outside decks of homes and condominiums. In the event of a winter storm, condominiums and homes with designated driveways and / or garages will not be plowed if your vehicle is not parked in the assigned garage.

BEACH FEES:

The Incline Village General Improvement District (IVGID) charges a daily beach usage fee. The daily beach usage fee is $12.00 per adult per day and $4.00 per child (6 thru 17 years) per day. Goldfish Properties @ Lake Tahoe will supply guests with a beach access voucher, which allows you access to the private beaches. However, you will still be charged the daily usage fee. Sand Harbor is not affiliated with the Incline Village Beaches.

BOAT LAUNCHING:

The Incline Village General Improvement District (IVGID) charges a daily fee to launch your boat and/or personal watercraft. The fee to launch a boat is $17.00 per day per boat. The fee to launch personal watercraft (PWC) is $17.00 per day, per watercraft. Goldfish Properties @ Lake Tahoe will supply guests with a beach access voucher, which allows you access to the private boat launch. However, you will still be charged the daily usage fee facility. The boat launch is located at Ski Beach. Sand Harbor is not affiliated with the Incline Village Boat launch.

There is not a public dock, marina, or buoy field available in Incline Village or Crystal Bay. Illegally parked/tied-up boats are subject to towing and fine. A select few lakefront properties have docking, piers and/or buoy space available at an additional daily fee. Arrangements for buoy use etc. must be made 14 DAYS PRIOR to guest arrival date. Exact boat size, boat make, model, and vessel license number must be made available.

Goldfish Properties @ Lake Tahoe is not responsible for vessel loss, vessel theft, vessel damage, bodily injury, or death associated to the rental guest's usage of rental properties buoys, docks, marinas, or piers. Docks, marinas, buoys, and piers are to be used at the sole discretion of the guest.

GOLF:

Incline Village is home to two 18-hole Golf Courses. (1) Incline Village Championship Golf Course, (2) Incline Village Mountain Course. There are no Greens Fee discounts available to non-Incline Village property owners. Goldfish Properties @ Lake Tahoe is not responsible for Golf Course closures, maintenance, and availability of Tee-Times. For Information and Fees please call 866-925-GOLF or locally at 775-325-8801, or visit www.golfincline.com.

SKIING:

Incline Village is home to Diamond Peak Ski Resort. Goldfish Properties @ Lake Tahoe sells discounted adult lift tickets. Call Diamond Peak information at 775-832-1177 or visit www.diamondpeak.com.

North Shore Ski Resorts and approximated time distance from Incline Village. Mount Rose Ski Resort: 20 +/- Minutes, Northstar at Tahoe: 25 +/- minutes, Alpine Meadows: 40 +/- minutes, Squaw Valley USA: 45 +/- minutes. All times are approximate (+/-). Time of travel will vary due to road conditions, weather, traffic, and date.

BARBECUE:

Barbeque grills are NOT available in all rental properties. Cleaning of the barbecue is the sole responsibility of the guest prior to each use, and after each use. Goldfish Properties @ Lake Tahoe is not responsible for the cleanliness or operation of barbecue grills. Goldfish Properties @ Lake Tahoe does not supply charcoal, propane, lighter fluid, or matches. Use of the barbecue is at the sole discretion of the guests. Please be careful if using the barbeque grill. Fire and/or smoke damage will be the responsibility of the guest.

HOT TUBS / SWIMMING POOLS:

Not all rental properties have hot tubs and/or swimming pools located on the property. Goldfish Properties @ Lake Tahoe is not responsible for inclement weather causing inability to use the hot tub or pool. This includes snow melting or dripping from above. Please specifically request a property with a hot tub or pool when making reservation. The use of hot tubs and pools is at the sole discretion of the renter. Please be careful and responsible for all children.

Goldfish Properties @ Lake Tahoe is not responsible for hot tubs / spas that are not operational. All efforts will be made to have the hot tub / spa repaired in a timely manner. A 10% nightly discount will be issued for each night the hot tub / spa is non operational, pending Goldfish Properties @ Lake Tahoe inspection.

WARRANTY OF AUTHORITY:

Any person signing or otherwise approving a credit card authorization form provided by Goldfish Properties @ Lake Tahoe unconditionally warrants that he or she has the cardholder's express authority to use the card up to the maximum credit limits available for the card.

HOLD HARMLESS/INDEMNITY:

Goldfish Properties @ Lake Tahoe is not responsible for the safety or security of you, your guests or your property while staying at the property. As a condition of booking a property with Goldfish Properties @ Lake Tahoe, you (i.e., the persons booking the reservation or approving the credit card authorization for this short-term rental) agree, on behalf of yourself, your family members and your guests to hold Goldfish Properties @ Lake Tahoe harmless and to defend and indemnify Goldfish Properties @ Lake Tahoe, from any and all claims, including but not limited to claims for bodily injury, property damage or negligence, suffered by you, your family members or your guests as a result of any rental unit booked through Goldfish Properties @ Lake Tahoe, excepting only claims for injuries actually caused by the sole willful misconduct of Goldfish Properties @ Lake Tahoe.
